Outdoor kitchen in salt air.

An outdoor kitchen near Sarasota's Gulf water needs a material plan and a cleaning habit. Grade 316 stainless resists chloride pitting better than 304, while aluminum, Hardie board, and composite cabinetry avoid several wood and mild-steel problems. Covers, fresh-water rinsing, dry storage, and the exact grill manual still matter.

What holds up in an outdoor kitchen on Sarasota's barrier islands and what corrodes?

Longboat Key, Siesta Key, Casey Key, Lido Key, and Anna Maria Island are close enough to the Gulf that salt does not need an invitation. Salt spray dries on a lid, hinge, fastener, or countertop edge. Humidity keeps that residue damp longer. The material choice sets the starting point, and the rinse habit sets the pace.

Outokumpu's stainless steel guidance, read September 2, 2026, explains that molybdenum improves corrosion performance in chloride environments. Type 316 therefore gives a better starting point against chloride pitting than Type 304. That is the useful distinction near salt water. It is not a promise that any stainless surface can be ignored.

Which grill brands publish a stainless grade?

Twin Eagles' C Series page, read September 2, 2026, says "All 304 stainless steel" construction and identifies its burners as 14 gauge 304 stainless steel. Delta Heat's Dometic product page, read the same day, says "304 stainless steel" with welded construction. Napoleon's materials page states its gas grills use food-grade, corrosion-resistant 430 and 304-grade stainless steel, and the Built-In 700 Series product page describes premium stainless construction without naming the grade, so ask which grade the specific model uses. Lynx's Sedona L600 page, read September 2, 2026, says "stainless steel burners" and "stainless steel grilling grates," but does not state a grade.

A page that does not name a grade has not given you a grade. Ask for the model's product page or manual, then ask which parts carry that specification. Burners, grates, doors, fasteners, and the cabinet frame are separate questions. We will pull up the documentation with you at the showroom.

Start with the local catalog pages for Twin Eagles, Delta Heat, Napoleon grills, Big Green Egg, and Meadow Creek. The product page gives you the model name to take into the site conversation.

The brown film people call rust

What is tea staining?

Tea staining is brown surface discoloration caused by corrosion deposits. The Australian Stainless Steel Development Association, read September 2, 2026, calls it cosmetic and says it does not affect structural integrity or material lifetime. It is most common near surf, but wind, shelter, heat, and cleaning habits change the distance.

The same guidance recommends washing with soap or mild detergent and warm water, rinsing with clean water, and wiping dry. Napoleon's stainless care page, read September 2, 2026, gives the counter version: warm water, mild dish soap, a soft cloth, then dry with the grain. Skip bleach, chlorine, steel wool, and abrasive pads. If the surface is pitted, the question has moved beyond a wipe-down.

Cabinet skin and structure

What materials make sense in humidity?

Our standard outdoor kitchen frame is aluminum with a Hardie board exterior. James Hardie, read September 2, 2026, says Hardie Backer Board is resistant to moisture damage and uses MoldBlock technology to help protect against mold growth in wet environments. The frame and exterior still need proper flashing, drainage, joints, and finish details chosen for the actual site.

We also offer composite cabinetry in woodgrain or solid colors. Wood can swell, move, or rot when water stays trapped. Untreated mild steel is a rust problem once salt and moisture reach the surface or a coating is damaged. Those materials may appear in a design only when the licensed contractor and the material maker have a protection plan.

Small habits, longer service

What should you cover, rinse, and store?

Big Green Egg's maintenance guidance, read September 2, 2026, says ceramic can stay outdoors in all weather, while a cover protects the metal parts. It also calls for checking the band nuts and keeping the hinge and draft door moving with periodic WD-40 or silicone spray. In a salty yard, rinse the nest hardware and wipe it dry after a heavy spray event. Keep the ceramic body cool before covering it.

Napoleon says to clean stainless for appearance and corrosion resistance, using mild soap and a soft cloth, then drying with the grain. Meadow Creek's BBQ26S product page, read September 2, 2026, identifies its rotating grates as food-grade T304 stainless steel. Its painted 13 gauge cooker bodies still need a cover and a dry place for accessories.

Propane cylinders deserve their own check. The Twin Eagles manual says not to use a dented or rusted LP cylinder or a cylinder with a damaged valve, and Delta Heat gives the same warning. Keep a spare cylinder away from the appliance. We inspect the tank collar, valve, hose, hinges, and fasteners for salt deposits before a coastal cook.

Pellet equipment

What about electronics and pellets?

Green Mountain Grills support guidance, read September 2, 2026, recommends clean, dry indoor storage for pellets in the original bag or a waterproof container. It does not recommend using its grills in rain because of electrical components. A covered patio reduces direct exposure, but it does not turn a damp enclosure into indoor storage.

For every cooker, keep grease from sitting in a seam, leave air around the cover, and do not trap wet towels or ash in a cabinet. Salt finds the hinge pin, latch, screw head, and underside of a handle first. We cook on this gear in Sarasota, and those are the spots we inspect first.

Before you choose a model

What should you ask before buying?

Ask for the exact stainless grade and which parts it covers. Ask where rinse water drains. Ask what the cover protects and whether air can circulate under it. Ask where the propane cylinder sits, how the cabinet vents, and who checks the gas work. Bring a photo of the wall, pool deck, or lanai edge.

Bring your cooking habits too. A Large Big Green Egg, a built-in gas grill, and a Meadow Creek smoker do different jobs. We can show the models, talk through a Saturday rib cook, and note the dimensions for the licensed contractor. Visit outdoor kitchens, read about grill inserts, or call (941) 217-6995.

Your site, your authorities

Who decides what?

Sarasota County or Manatee County decides the applicable permit and local requirements. The HOA decides its own review, setback, and appearance rules. The licensed contractor decides how the gas, electrical, drainage, and wind questions are handled with the engineer and the local authority. The manufacturer's manual decides the appliance clearances.

We design outdoor kitchens and supply the equipment. Licensed contractors we work with install it. Start with our service area, or bring the site details to the showroom at 3303 Bahia Vista St, Sarasota, FL 34239.
